ServiceMarket and propertyfinder.ae joined forces to provide some insight into the Dubai real estate market for residents through their new infographic: The top 10 trending neighborhoods in Dubai in 2015.
What we looked at: ServiceMarket looked at the moving activity data of Q1 to Q3 in 2015, which was released in November, and identified the 5 most established and the 5 fastest growing neighborhoods in Dubai. Propertyfinder.ae then looked at the average rental transaction prices for one bedrooms and two bedrooms for each of these areas as seen in 2015 to give residents a deeper understanding of the property market of Dubai. With this information, we were able to create an infographic that visually shows moving activity in the emirate.
What we found: We found that Dubai Marina and Jumeirah Beach Residence, Jumeirah Lake Towers, Downtown Dubai and DIFC, Business Bay, and Jebel Ali Village are the 5 most established areas in Dubai, which experience high move-in rates as well as high-move out rates. Jumeirah Village, Dubailand, Silicon Oasis and Academic City, and Jumeirah Park and Jumeirah Islands are newly developed, thus experiencing a positive influx of people.
Dubai’s real estate landscape has evolved significantly over the years, with shifting preferences shaped by affordability, lifestyle amenities, and infrastructure growth. Looking back at historical data, insights from the most popular areas in Dubai in 2015 help highlight how neighborhood demand has changed over time.
By 2017, moving behavior had already started to shift, as reflected in Dubai moving trends in Q1 2017, where residents increasingly prioritized community living and better accessibility. These evolving preferences continued into later years, with moving trends in Dubai 2020 showing a stronger focus on space, value, and long-term livability.
